Salary: $64,396.80 - $83,636.80 Annually
The Building and Maintenance Supervisor oversees the responsibilities associated with the cleaning and maintenance of City facilities, including the in-house custodial staff as well as contracted vendors. This position is also responsible for the effective execution of general maintenance, flooring and furniture replacement, painting, carpentry, and building access control operations of all city buildings, assigned construction and infrastructure project work, and the administration of the Cartegraph work order management program. The Buildings and Maintenance Supervisor is responsible for the efficient use of all personnel and other resources under their supervision. The Building and Maintenance Supervisor assists and works closely with the Building Operations Supervisor in the operations and maintenance of all City facilities.
Major Tasks, Duties, and Responsibilities

- Schedules and directs assigned staff in the performance of approved custodial, general maintenance, flooring and furniture replacement, painting, carpentry, and building access control work. Controls quality, cost, duration, and thoroughness of all work in the Building Maintenance work group.
- Manages and operates computer software and hardware which supports the Cartegraph work order/asset management system and manages the necessary processes for the proper operation of this system for the Building Maintenance team.
- Provides necessary communication to “customers” on the status or schedule of requested work. Follows up on job completion to determine that all required work has been satisfactorily completed.
- Works with outside contractors to schedule necessary work in support of facility maintenance, construction/infrastructure projects, or as requested by the Projects and Maintenance Manager.
- Manages the annual contract for custodial services associated with the cleaning of all City facilities. Ensures contract compliance by independent contractors and service employees.
- Ensures general maintenance, painting, flooring and furniture replacement, carpentry, and building access control work is in accordance with current City standards and specifications.
- Manages and administers building and facility utility services. Monitors billings and payments. Tracks utility usage histories. Produces quarterly reports comparing past year usage. Identifies any utility use anomalies or potential areas of utility conservation.
- Assists with the coordination, replacement, modification, and/or installation of new interior and exterior building or facility signage.
- Works with Building and Maintenance Staff and Fleet Garage Supervisor to schedule routine maintenance on trucks and equipment used within the operation.
- Assists the Building Operations Supervisor in maintaining after hours and emergency on call services to respond to building and facility related emergencies. Assures personnel under supervision maintain the proper response to emergency situations.

- Supervise assigned members of the Building Maintenance Specialist Team.
- Supervise assigned members of the Custodian Team.
Education: High School diploma or equivalent.
- Three or more years’ experience in general building maintenance and/or custodial operations is required.
- Two or more years’ supervisory experience is preferred.
- Two or more years’ experience providing customer service in person and over the telephone is preferred.
- Experience in procurement, budgeting, and government contracting is preferred.
- General knowledge of construction and infrastructure project work.
- General knowledge of painting, carpentry, and building access control systems.
- Valid driver’s license and good driving record

- Experience and knowledge of work order and preventative maintenance software programs. Examples such as Cartegraph, Dude Solutions, etc.
- Working knowledge of personal computers. Keyboarding and typing skills are preferred.
